SWRD is an awarded competition, completed to project documentation stage.
It is a residential waterfront development on the South-Western part of the Dilmunia island East of the Airport.
Waterfront villas, town houses and apartments share a resort feel landscaped park with pools, lawns and playgrounds. Residences have large balconies that provide shadow and totally open glass facades facing the water on both sides of the development.
Key Responsibilities:
I. Competition stage:
• Assisted the Design Principle with development of layouts.
• Assisted the Design Principle with development of facade design through hand sketches and 3D software.
• Responsible of design of the typical level assuring all brief GFA/BUA areas and number of units are met.
• Oversaw and developed presentation drawings for the final submission.
• Delivered site analysis and determined the best orientation for the building.
II. Schematic Design to IFC Submission:
• Responsible for development of building layouts according to BUA/GFA restrictions and required Codes and Regulations.
• Responsible for the design of all 25 apartment types and their distribution pe level, assuring the required BUA/GFA areas and the number of units are met.
• Point of contact for Structural, MEP engineers and Landscape Architects.
• Managed a team of two draftsmen and one architect.
• Delivered value engineering report.
• Optimized the layouts of the two underground parking levels and their ventilation strategy and so saved 30% of excavation area.
• Developed façade designs: modeled and developed the building in Sketch-Up.
• Oversaw and developed presentation drawings.
• Completed interior design upon initial direction of design leader and prepared mood boards for clients’ meetings.
• Spearheaded the process of selecting materials in accordance with set budget and initiated coordination with various departments and suppliers.
• Presented the design to the client. Justified design decisions and alternation from the original brief.
